We received a flyer in the mail from Larry in regards to a property he had just listed in our subdivision. Larry was one of three agents we discussed listing our property with. Not only was Larry the successful agent but was by far head and shoulders above his competition. Larry’s presentation included an in depth market study of recent sales, current listing and expired listing. It also had comparisons of properties like ours in size asking price and age along with a history of all sales in the Bulverde area for homes of our age in the last year. Larry’s presentation also included, information on Keller Williams marketing plan, showing the property, selling price Vs. timing, pricing factors, pricing misconceptions, contract negotiations, inspections along with all the paper work we would be looking at in the listing agreement. These were all given to us with the full intention to be left with us for our review. This was a tremendous amount of educational and helpful information, along with the fact that it took time and effort on Larry’s part and his office staff to compile. This was not something we asked for but rather something that Larry just does. Very honestly it made our decision easy as to which agent to select. The clincher was about three weeks later Larry called and said he had just sold the property that I mentioned above and that he really needed another listing. The end result, we listed with Keller Williams an Larry on the 11th of May and on July 5th we closed on the sale of that property and moved to our new home in San Antonio which Larry helped us find. To close on the home you sold and close on the home you purchased and move on the same day is probably not recommended, but it would be impossible without the help of a professional agent who is detail minded and super with follow up such as Larry Finkel is and was. To Whom It May Concern:
After trying to sell my house unsuccessfully using a different agent, a friend suggested that I contact Larry Finkel. I had worked with Larry in the local Chamber of Commerce, but had opted originally for the other agent because I had known her a bit longer.
When Larry took on the property there was an immediate difference. Larry not only held an office tour of the home, but went the extra mile, got a high number of agents to attend, and surveyed them about their impressions. The report from that visit really put into perspective what we needed to do to sell the house. He kept a good flow of traffic through the property and nearly everyone that went through the house provided feedback, both good and bad. This was invaluable in being able to address the issues that were important to the buyers and their agents. In less than a month, Larry had 4 offers, two of which were at the asking price.
Throughout the process, Larry listened to my concerns and constraints and worked with me to do what was needed to market the property during the very slow December-February timeframe. When I had to move my family out of the house and leave it vacant, Larry offered a solution that would get the house furnished and maintained until it sold.
I must tell you that of all the properties I have bought and sold, this transaction has been the most difficult. During the process we had offers from buyers who couldn’t qualify, and from those who changed their minds. We had contracts that were cancelled based on inspections that contained erroneous information. We had buyer’s agents go into the hospital during the final stages of the transaction and we had buyers who really did everything they could to delay the closing despite agreements to the contrary. All along the way, Larry was right there trying to protect my rights while making sure that we didn’t lose the sale.
Even during the close, Larry worked with the title company to urge the buyer’s agent to get paperwork completed and comply with agreements. These were very difficult people to deal with and he saw us through it to the very end and did not stop until he was sure that all the financial settlements had been completed. At every step along the way, I felt like I could trust Larry and I really appreciated his level of personal integrity and professionalism.
